The entire process is designed to benefit the client, beginning with the initial property search through to the final settlement of the property. The process is flexible and can be tailored to your specific needs, allowing us to give you the most effective help.

Our comprehensive 3 Step Approach incorporates the following:

Initial Preparation

Client Brief - An outline of our Client’s general and specific needs in regard to the type of property, the location, budget and time frame.

Market Report – A report providing information on the suburb of choice, comparative recent sales and an indication of current market conditions.

Property Search

Search – We commence a comprehensive search and personal inspection of properties, including those not advertised or listed. A shortlist of properties that closely match the client’s criteria is then provided, highlighting their merits and weaknesses. If needed, private inspections can be arranged at suitably convenient times.

Analysis – Once a property has been identified and chosen, a detailed analysis will outline specific features and recent sales of comparable properties. For investors, an independent rental appraisal is obtained, a rental yield analysis is provided, assisting in establishing an estimated market value of the property.

Third Parties – We coordinate any additional services requested including building and pest inspections, strata reports and valuations. We can provide trusted recommendations for these services as well as for solicitors, mortgage brokers, lawyers and property managers.

Acquisition

Negotiation – We maintain all the dialogue with the Vendor’s Sales Agent, beginning with the initial enquiries and inspections until exchange of contracts is affected. We also manage all aspects of the negotiations whether by Private Treaty sale or Auction, and if necessary, formally bid at an Auction on our client’s behalf.

Post Exchange – Once contracts have been exchanged, we follow the Settlement process to ensure that all the contractual obligations are met by all parties.
